Position: Associate Project Manager
Location: Tirana
Summary: It is support for the Manager in following the progress of the Project. Prepares various reports as well as the necessary materials, ensuring their success according to the agreed agreements.
Main Responsibilities:
- Executes and monitors the progress of project processes;
- Maintains correspondence and documents written information;
- Prepares periodic reports in a standardized format, regarding the progress of the projects by carrying out field visits according to an approved frequency and schedule;
- Prepares the draft of official documents with the development parties, owner parties, etc.;
- Supports in the preparation of various technical – legal files for projects under development;
- Supports in the preparation of the invoices/penalties for the parties;
- Supports in the process of preparing documentation for approval, use permit or mortgage;
- Cooperates with other companies and departments involved in the process, for technical follow-up of projects (this task can be done on a case-by-case basis by using external experts when the need or expertise requires it);
- Cares that the quality of the works is according to the appropriate standards (compliance with the conditions and approved technical specifications) by periodically monitoring and controlling their progress in accordance with the company’s standards and the technical conditions of implementation by conducting periodic audits;
- Makes evidence of problems in the construction site and proposes corrective measures of PM;
- Follows the project from the beginning to the delivery of ownership certificates and the signing of sales contracts;
- Follows contractual relations with land owners against claims or demands that they may have against investors;
- Provides support in the selection and preparation of the contracts with the land owners (technical data of the contract);
- Provides support in the preparation and follow-up of the project budget;
- Follows the Business Plan of the projects and updates it according to their developments;
- Provides support to the Client’s Architect for the follow-up of problems with clients for any blockage of the process until finalization;
- Ensures documentation/archiving in all phases of the project. Prepares short-term plans depending on the progress of the project;
- Under the supervision of the PM interacts with the BRE company to maximize the value of the assets benefited from the projects;
- Other duties assigned by the supervisor.
Education: University Degree in Architecture, Civil Engineering, Hydrotechnical Engineering, Management
Requirements:
- To have at least 2 years of work experience in monitoring design/construction processes;
- To have at least 4 years of work experience in the design / implementation of construction works;
- To have knowledge about the processes of construction permits, construction documentation and construction materials;
- Strong verbal and written communication skills to interact effectively with team members, stakeholders and customers;
- To have very good skills to monitor, document, and compile reports efficiently and easily understandable;
- Very good knowledge of programs such as WORD, EXCEL, POWERPOINT, AUTOCAD and it is an advantage to have basic knowledge of project management programs such as MS-PROJECT or PRIMAVERA;
- Familiarity with project management methodologies, tools and techniques. A basic understanding of project phases, processes and terminology;
- Ability to manage multiple tasks and priorities simultaneously, ensuring deadlines are met and resources are allocated efficiently;
- Ability to collaborate with team members and stakeholders to achieve project goals;
- Willingness to adapt to changing project requirements and circumstances, and ability to provide assistance and input to achieve project objectives.
