Position: Associate Project Manager
Location: Tirana
Summary: Provides expertise and support for monitoring project progress and executing processes initiated by the Project Manager. He is responsible for coordinating activities, resources and parties involved in the project in collaboration with the Project Manager by rigorously implementing quality, budget and safety requirements. In performing these tasks, he manages, coordinates, monitors, organizes and reports all processes initiated by the Project Manager so that the project achieves strategic objectives, successful results and exceeds client expectations.
Main Responsibilities:
- Executes and monitors the progress of project processes in order to achieve strategic objectives by rigorously implementing budget requirements, time requirements and quality standards;
- Collaborates with the Project Manager to understand project requirements, objectives, necessary materials and to report on the progress of processes;
- Monitors the achievement of objectives, design processes, opposition processes, works control acts, the progress of works and the processes of preparing legal documentation for the closure of works by maintaining correspondence and documenting in writing all the information collected;
- Prepares periodic reports in a standardized format, regarding the progress of projects by conducting field visits according to an approved frequency and schedule;
- Prepares draft official letters with development parties, owners, etc.;
- Supports the preparation of various technical-legal files for project processes;
- Supports the preparation of invoices/penalties for the parties;
- Supports the process of preparing documentation for approval, use permit or mortgage;
- Cooperates with other companies and departments involved in the process, for technical monitoring of projects (this task can be done on a case-by-case basis and using external experts when the need or expertise requires it);
- Ensures that the quality of the works is according to the appropriate standards (compliance with the approved technical conditions and specifications) by periodically supervising and checking their progress in accordance with the company’s standards and the technical conditions of implementation by conducting periodic audits;
- Records problems on the site and proposes changes to the Project Manager;
- Supports the preparation of work schedules and monitors implementation within the specified deadlines;
- Monitors the project from its acceptance to the delivery of ownership certificates and the signing of sales contracts;
- Monitors relations with landowners against claims or demands that they may have against investors;
- Assists in the preparation and management of the project budget when necessary;
- Monitors the implementation of the project according to the Business Plan and updates it;
- Monitors and documents issues with clients for any blockage of the process until its finalization;
- Ensures documentation of all project phases. Prepares short-term plans depending on the progress of the project;
- Interacts with the parties involved to maximize the value of assets obtained from the projects;
- Continuously looks for opportunities for process improvement, increased innovation and cost optimization to increase project quality and customer satisfaction;
- Other tasks assigned by the supervisor.
Education: University Degree in Architecture, Civil Engineering, Hidrotecnical Engineering, Management
Requirements:
- Have a minimum of 2 years of work experience in monitoring design / construction processes;
- Have a minimum of 4 years of work experience in design / implementation of construction works;
- Have knowledge of building permit processes, construction documentation and construction materials;
- Strong verbal and written communication skills to interact effectively with team members, stakeholders and clients;
- Have very good skills in monitoring, documenting, and compiling reports in an efficient and easily understandable manner;
- Have a high level of verbal and written communication in Albanian and English;
- Very good knowledge of programs such as WORD, EXCEL, POWERPOINT, AUTOCAD and it is an advantage to have basic knowledge of project management programs such as MS-PROJECT or PRIMAVERA;
- Knowledge of project management methodologies, tools and techniques. A basic understanding of project phases, processes and terminology;
- Ability to manage multiple tasks and priorities simultaneously, ensuring that deadlines are met and resources are allocated efficiently.
- Ability to work effectively within a team environment, collaborating with team members and stakeholders to achieve project goals.
- Willingness to adapt to changing project requirements and circumstances, and the ability to provide assistance and input to achieve project objectives.
