Summary: The Finance Manager in a Real Estate Development Company is responsible for financial planning, budgeting, and investment analysis, with the aim of ensuring the financial stability and profitability of the projects.

 

The Finance Manager provides financial analysis to support investment decision-making, collaborates with banks and investors, and implements risk management strategies. Additionally, he/she leads the finance team and work closely with other departments to align financial strategies with business objectives, ensuring the successful and sustainable development of real estate projects.

 

Main Responsibilities:

  • Develops and implements financial strategies for real estate investments, including budgeting, business plans, forecasting, and financial modeling;
  • Monitors cash flow, working capital, and liquidity to ensure the company’s stable financial position;
  • Provides financial analysis and recommendations to support investment decisions and assess project feasibility;
  • Prepares accurate and timely financial statements, management reports, and investor presentations;
  • Ensures compliance with local financial regulations, tax laws, and corporate governance policies.
  • Collaborates with auditors, tax advisors, and regulatory authorities to ensure transparency and compliance;
  • Evaluates and optimizes project financing structures, including debt and equity financing options;
  • Coordinates with banks and financial institutions to secure funding for real estate development projects;
  • Conducts financial due diligence and risk assessments for new investments;
  • Implements and oversees financial controls, policies, and procedures to ensure efficiency and accountability;
  • Monitors project costs, revenue recognition, and profitability to ensure financial sustainability;
  • Identifies financial risks and proposes mitigation strategies to safeguard the company’s assets;
  • Manages and mentors the finance team, promoting professional development and operational efficiency;
  • Collaborates with other departments to align financial objectives with overall business goals.

 

Education:

  • Bachelor’s degree in Finance, Accounting, Economics, or a related field (required);
  • Master’s degree in Finance, Business Administration (MBA), or a related field (preferred);
  • Professional certifications such as CPA (Certified Public Accountant), ACCA (Association of Chartered Certified Accountants), CFA (Chartered Financial Analyst), or their equivalents are considered an advantage.

 

Requirements:

 

  • Minimum of 5 years of experience in financial management, accounting, or a related field;
  • Proven experience in budgeting, forecasting, financial planning, and analysis;
  • Ability to interpret financial data, generate reports, and provide actionable recommendations;
  • Strong skills in developing financial plans and forecasts;
  • Capability to identify and mitigate financial risks;
  • Solid understanding of market trends and business strategy;
  • Demonstrated ability to manage teams and communicate financial insights effectively to stakeholders;
  • Proactive, structured, and analytical approach to work; self-motivated with the ability to meet deadlines and balance the expectations of multiple stakeholders;
  • Confident and professional communication skills, with proven experience in advising stakeholders on financial matters;
  • Excellent proficiency in financial software, Microsoft Office suite, and other relevant tools;
  • Advanced English language skills for business and professional communication. Knowledge of additional foreign languages is considered an advantage;
  • Ability to manage and protect financial data in compliance with internal procedures and data protection regulations.
