Job Summary: The Finance Manager in a real estate development company is responsible for financial planning, budgeting, and investment analysis, aiming to ensure financial stability and project profitability. This role includes cash flow management, securing project financing, cost monitoring, and ensuring compliance with tax and regulatory requirements.

 

The Finance Manager provides financial analysis for investment decision-making, collaborates with banks and investors, and implements risk management strategies. Additionally, they lead the finance team and work closely with other departments to align financial strategies with business objectives, ensuring the successful and sustainable development of real estate projects.

 

Main Responsibilities:

  • Develops and implements financial strategies for real estate investments, including budgeting, business planning, forecasting, and financial modeling.
  • Monitors cash flow, working capital, and liquidity to ensure the company’s optimal financial health.
  • Provides financial analysis and recommendations to support investment decision-making and project feasibility assessment.
  • Prepares accurate and timely financial statements, management reports, and presentations for investors.
  • Ensures compliance with local financial regulations, tax laws, and corporate governance policies.
  • Collaborates with auditors, tax advisors, and regulatory authorities to ensure transparency and compliance.
  • Assesses and optimizes project financing structures, including options for debt and equity financing.
  • Coordinates with banks and financial institutions to secure funding for real estate development projects.
  • Conducts financial verifications and risk assessments for new investments.
  • Implements and oversees financial controls, policies, and procedures to ensure efficiency and accountability.
  • Monitors project costs, revenue recognition, and profitability to ensure financial sustainability.
  • Identifies financial risks and proposes mitigation strategies to protect the company’s assets.
  • Manages and mentors the finance team, promoting professional development and increasing efficiency.
  • Collaborates with other departments (e.g., Project Management, General Contractor, Sales, Operations) to align financial objectives with business goals.

 

Education:

  • Bachelor’s degree in Finance, Accounting, Economics, or a related field (mandatory).
  • Master’s degree in Finance, Business Administration (MBA), or a related field (preferred).
  • Professional certifications such as CPA (Certified Public Accountant), ACCA (Association of Chartered Certified Accountants), CFA (Chartered Financial Analyst), or their equivalents are an advantage.

Work Experience:

  • At least 5 years of work experience in financial management, accounting, or a related field.
  • Experience in budgeting, forecasting, financial planning, and analysis.

 

Other skills:

  • Ability to interpret financial data, create reports, and provide recommendations.
  • Ability to develop financial plans and forecasts.
  • Ability to identify and mitigate financial risks.
  • Understanding of market trends and business strategy.
  • Ability to manage teams and communicate financial knowledge to stakeholders.
  • Proactive, structured, and analytical approach to work; self-motivated with the ability to meet deadlines and balance expectations of multiple stakeholders.
  • Confident and professional communication, with proven experience in advising stakeholders on financial matters.
  • Strong proficiency in financial software, Microsoft Office, and other necessary tools.
  • Advanced proficiency in the English language for business and professional communication. Knowledge of other foreign languages is an advantage.
