Position:       Manager of the Permits and Mortgage Unit

Job Summary: The Manager of the Permits and Mortgage Unit is responsible for leading and managing all activities related to this unit, ensuring compliance with legal regulations and institutional standards. This role includes coordinating the unit’s staff, overseeing the review of applications, and providing professional guidance to improve operational efficiency.

 

Main Responsibilities:

  • Plans the application processes for construction permits and mortgages in coordination with project architects and the Department Manager;
  • Organizes and supervises the work of the unit’s staff;
  • Prepares and monitors the schedules of online applications in institutions;
  • Oversees and plans the processes of physical applications in institutions;
  • Prepares and/or reviews the technical-legal documentation for applications for Preliminary Declarations, Development Permits, Construction Permits, etc.;
  • Prepares and/or reviews the technical-legal documentation for inspections with municipalities and applications in institutions for Usage Certificates and Mortgages;
  • Maintains continuous communication with institutions to ensure the smooth running of processes;
  • Prepares/reviews site plans for permits;
  • Reviews projects submitted by the design staff for permit applications to ensure compliance with current legislation and the requirements of the permitting institution;
  • Reviews cost estimates submitted by cost specialists for permit applications to ensure compliance with current legislation and the requirements of the permitting institution;
  • Drafts supporting documents, requests, and authorizations for applications to institutions;
  • Reviews reports from supervisors and inspectors;
  • Submits online applications for various permits;
  • Creates preliminary sketches using appropriate design software (CAD), suggesting the general shape and appearance of the building, its construction method, and placement;
  • Prepares structures, drawings, and plans in accordance with client requirements and applicable laws/regulations;
  • Collaborates with on-site engineering staff, urban planners, contractors, and other architects;
  • Visits construction sites to verify whether plans are being followed correctly and in compliance with construction permits;
  • Supports the Client’s Architect in evaluating requested changes to the client’s project concerning the construction permit;
  • Coordinates and provides necessary information to the Finance Department regarding the progress of projects and billing;
  • Prepares weekly reports on the progress of the processes under their responsibility;
  • Performs other duties as needed or requested.

 

Education: University Degree in Architecture, Engineering;

 

Requirements:

  • At least 10 years of experience in both the field of design and relations with institutions;
  • Excellent knowledge of construction legislation;
  • Ability to suggest solutions and make accurate decisions;
  • Strong communication skills and clear expression of ideas and solutions;
  • Ability to coordinate work and relevant projects;
  • Ability to work in a team;
  • Excellent knowledge of the English language (knowledge of other foreign languages is an advantage);
  • Excellent knowledge of urban planning legislation;
  • Proficient use of 2D and 3D, CAD, Excel, Word, Power Point, etc.
