Position:           Financial Reporting and Compliance Supervisor

Location:          Tirana

 

Summary: The Financial Reporting & Compliance Supervisor is responsible for ensuring that all entities and projects within the investment group apply consistent, compliant, and high-quality financial reporting in line with IFRS and internal governance standards.

This position is critical to ensuring reliable, comparable, and compliant financial information across a growing portfolio of projects. By reinforcing standardized reporting and IFRS compliance, the role directly supports management decision-making, audit readiness, and investor confidence.

 

Main Responsibilities:

 

  1. Financial Reporting Oversight
  • Supervise the preparation of monthly, quarterly, and annual financial reports from all projects and SPVs;
  • Review financial statements for completeness, internal consistency, and compliance with approved reporting formats;
  • Validate key financial figures prior to submission for consolidation or management reporting;
  • Ensure consistency of financial data across reporting periods and between projects;

 

  1. Financial Consolidation Support
  • Support the CFO in the preparation of the Company’s consolidated financial statements;
  • Coordinate with Project Finance Managers to resolve intercompany balances, eliminations, and alignment issues;
  • Ensure correct classification and presentation of balances in line with consolidation principles;
  • Assist in the reconciliation of consolidated data with individual SPV financial statements;

 

  1. IFRS Compliance and Technical Accounting
  • Monitor and assess the application of IFRS standards across all projects and SPVs;
  • Identify accounting treatments that deviate from IFRS or internal accounting policies;
  • Propose corrective accounting entries or methodological adjustments where required;
  • Prepare or contribute to internal technical accounting memoranda on complex accounting topics;
  • Act as a point of reference for IFRS-related questions from project finance teams;

 

  1. Accounting Policies, Manuals, and Standardization
  • Maintain, update, and continuously improve accounting policy manuals and internal financial reporting guidelines;
  • Develop and update standardized reporting templates, schedules, and financial statement formats;
  • Ensure timely communication of policy changes or updates to all relevant stakeholders;
  • Promote consistent application of approved policies across all projects;

 

  1. Quality Control and Internal Review
  • Perform pre-submission quality checks on financial reports provided by Project Finance Managers;
  • Identify errors, inconsistencies, or missing disclosures before reports are finalized;
  • Ensure that financial reports meet internal quality thresholds prior to CFO review;
  • Support continuous improvement of reporting accuracy and reliability;

 

  1. Audit, Board, and Stakeholder Support
  • Provide technical support to the CFO in preparing financial materials for the Board and investors;
  • Act as a technical counterpart to external auditors during statutory and internal audits;
  • Coordinate responses to audit queries related to accounting treatments and financial disclosures;
  • Ensure that audit documentation and supporting schedules are complete and well-structured;

 

  1. Cross-Functional Collaboration and Knowledge Transfer
  • Work closely with Project Finance Managers to ensure alignment on reporting expectations;
  • Provide guidance and technical support on financial reporting matters;
  • Contribute to knowledge retention through proper documentation of accounting practices;
  • Support internal training initiatives related to financial reporting standards and best practices.

 

 

Education:

  • Bachelor’s degree in finance, Accounting, or Economics,
  • ACCA qualifications or ongoing ACCA studies are strongly preferred

 

Requirements:

  • >5 years of relevant experience in finance or accounting;
  • Experience in audit firms, real estate development, or multi-SPV environments is an advantage;
  • Experience in reviewing or preparing consolidated financial statements is an advantage;
  • Strong working knowledge of IFRS standards;
  • Solid understanding of financial reporting and consolidation principles;
  • Excellent proficiency in financial systems, Microsoft Office, and other relevant financial tools;
  • High attention to detail and analytical thinking;
  • Strong communication skills – able to explain technical topics to non-technical stakeholders;
  • Confident working with senior management and other parties;
  • Good understanding of market trends and business strategy;
  • Proactive, structured, and analytical approach to work, with strong self-motivation and the ability to meet deadlines and manage multiple stakeholder expectations;
  • Advanced proficiency in English for professional and business communication. Knowledge of additional foreign languages is considered an advantage.
