Position Title: Facilities Management Director at GREEN COAST, PALASË

Department: Operational Management

Reports to: Commercial RE Asset Manager

 

Position Purpose:

The Facilities Management Director at Green Coast is responsible for the overall management of resort facilities, ensuring efficient operations and the highest quality standards. This role includes supervising maintenance and cleaning staff, guaranteeing technical maintenance of electrical, mechanical, and civil systems, and reporting on their condition. Additionally, the role oversees cleaning and landscaping of common and outdoor areas to create a clean, aesthetic, and functional environment aligned with the luxury experience offered by the resort.

 

Key Responsibilities:

General Management, Organization, and Reporting

  • Lead and manage teams for technical maintenance, landscaping, cleaning, and waste disposal, ensuring high operational standards.
  • Organize monthly staff schedules and annual leave without disrupting processes.
  • Guide and monitor staff in achieving objectives, optimizing costs, and following procurement procedures.
  • Prepare and coordinate implementation of workplace safety measures and monitor staff qualifications and training for efficiency improvement.
  • Report periodically to the superior on progress, asset condition, and achievement of objectives.
  • Collect and maintain documentation for technical works, purchases, and invoices in the department archive.
  • Ensure all records and documentation are organized and updated in relevant systems.
  • Provide suggestions for improvements in facilities management and customer experience.
  • Perform other duties as required by the superior.

 

Landscaping

  • Direct and monitor the team for maintaining green spaces, ensuring their aesthetic presentation.
  • Develop and implement detailed plans for pruning, watering, and plant maintenance.
  • Ensure landscaping practices comply with environmental standards.
  • Monitor use of materials and equipment for landscaping, controlling costs and performance.
  • Organize regular training for the landscaping team on best techniques and protocols.

Outdoor Cleaning

  • Direct and monitor the outdoor cleaning team to guarantee resort standards.
  • Prepare and implement daily and weekly schedules for outdoor cleaning.
  • Regularly inspect areas to ensure compliance with cleaning standards and address issues promptly.
  • Monitor purchase and use of cleaning products, ensuring efficiency and cost control.
  • Address resident/visitor requests or complaints regarding outdoor cleanliness.

 

Waste Management

  • Develop and implement strategies for waste management, ensuring environmental compliance and operational efficiency.
  • Monitor external services for waste removal in Resort, Lungomare, and La Vista.
  • Inspect collection and transportation processes to ensure compliance with local health and safety regulations.
  • Coordinate with external contractors to guarantee an efficient waste management process.

 

Technical Maintenance and Systems

  • Develop and implement preventive maintenance plans (PPM) and daily inspections.
  • Monitor all electrical, mechanical, and civil processes, ensuring optimal functioning of installed equipment and technical systems.
  • Track and analyze energy and water consumption, maintaining records for OSHEE and UKT invoices.
  • Analyze systems to identify investment and improvement areas that enhance operational efficiency.

 

 

 

 

 

Qualifications:

  • University degree in electrical, electronic, or mechanical engineering.
  • Minimum 5 years of work experience in this field, with at least 3 years in a supervisory or managerial position.
  • Experience with electrical systems, automated systems, electronic systems, fire systems, CCTV systems, access control systems.
  • Excellent knowledge of English (technical profile) is an advantage.

 

 

Core Competencies:

  • Strong leadership skills to guide and motivate teams, fostering an effective and collaborative work environment.
  • Experience and ability in coordinating and managing electrical, electronic, and technical systems such as BMS.
  • Advanced knowledge and practical skills in sketching, installing, and testing electrical and mechanical systems.
  • Problem-solving orientation, acting accurately and efficiently under time constraints.
  • Excellent interpersonal and communication skills, both written and verbal.
  • Self-motivation and proactivity to take initiatives and improve operational processes.
  • Solid knowledge of computer programs such as MS Office and CAD (CAD knowledge is an advantage).
  • Strong organizational and management skills to coordinate complex projects and manage resources optimally.
