Overview
The Project Manager (LOGISTICS PARK / INDUSTRIAL) is responsible for the strategic direction, development, and management of all initiatives related to the creation, development, and operationalization of the Logistics/Industrial Park PROJECT, as well as for coordinating relationships with third parties and the internal structures of the Group.
This position aims to ensure that the PROJECT is developed in line with the company strategy, is financially sustainable, and operationally efficient, including legal, technical, and commercial aspects. The responsibilities of the PM (LOGISTICS/INDUSTRIAL PARK) are divided into two main areas:
(A)providing advisory on issues presented by initiating entities, accompanied by case presentation and analysis for follow-up, and
(B) fully new projects, with a focus on Logistics Parks, industrial infrastructure, distribution warehouses, etc.
Main Responsibilities:
- Analyses market opportunities for the creation or expansion of Logistics Parks, Industrial Parks, or distribution warehouses.
- Develops the strategy for initiating a project and defines the steps for its realization, highlighting procedures and deadlines.
- Manages available resources, which include internal department teams with the necessary technical expertise, companies fully and/or partially owned by the Group, and third parties with specialized technical knowledge, ensuring market, process, technical, and financial analyses to build a business plan and assess the feasibility and profitability of a project proposal.
- Ensures that developed projects align with sustainable development policies, environmental standards, and technical requirements of the logistics sector.
- Manages the negotiation and signing of necessary contracts for the realization and operationalization of the project with parties involved.
- Organizes and coordinates the work with operational team members, ensuring that projects are managed efficiently and in line with planned timelines.
- Proposes and approves, up to a spending limit that can be managed according to the “Limitation Document” approved by the CPO and CEO for each project, with the approval of senior management for consultants and/or consultancy firms, design, research, and market studies, etc., as needed by the project.
- Initiates and follows the development of a procurement process for the project’s needs and participates when deemed necessary in the bidding and/or evaluation processes and the announcement of the winner.
- Initiates the meeting of the Project Committee, leading the discussion on project-related topics, coordinating work, and reporting on the project’s progress.
- Monitors the project’s progress and proposes adjustments to the plan, adapting to changes in conditions and circumstances, and requests changes to the steps followed, strategy, processes, and other aspects related to the realization and planning of the project as a whole.
- Proposes a revision of the Business Plan for optimization and/or adaptation to changes in conditions and circumstances, such as costs, revenues, taxes, etc.
- Reports periodically to the CPO and CEO according to deadlines and directives, and requests necessary approvals for the project’s progress.
- Delivers the project to third parties who take management rights or to other Group structures once the project becomes operational/ready for implementation.
- Manages daily risks and issues related to the project, project staff, processes, and other stakeholders, aiming for the most effective and profitable solutions.
- Promotes a culture of continuous improvement and innovation, encouraging collaboration between teams and stakeholders to identify opportunities for optimization, improve project processes, and implement best practices that ensure long-term success and sustainability in its development.
Requirements
- Higher education in Civil Engineering, Project Management, or related fields.
- More than 5 years of work experience in positions confirming technical knowledge, including managerial experience in project development (Logistics/Industrial Park).
- Ability to resolve situations quickly, with efficiency and practicality in handling challenges.
- Ability to understand business transactions, explain and document business relationships, read and interpret business correspondence, and address these clearly with third parties.
- Strong teamwork skills, willingness to share and seek opinions, manage and coordinate processes with colleagues and other structures.
- Excellent analytical, organizational, and professional communication skills.
- Experience in Logistics Park, Industrial Park, distribution warehouse projects.
- Knowledge of construction processes, sustainable development, and logistics technology.
- Good knowledge of urban planning laws and territorial development regulations.
- Very good knowledge of the English language
