
At Match-Maker Albania 2025 event, which brought together over 1,000 participants from 37 countries, Ardiana Sokoli, Vice President of Balfin Group, was a key speaker on the panel discussing Albania’s real estate and investment opportunities, as well as BALFIN Group’s contribution to the sector in Albania and the region. The event attracted investors, development agencies, and Albanian exporters, all focused on tourism, real estate, and infrastructure.

During the panel, Sokoli shared her insights on the trends currently shaping Albania’s real estate market. She highlighted the growing shift towards integrated complexes, replacing individual buildings, and the rising demand for eco-friendly, sustainable developments. She also mentioned the increasing interest in coastal properties, luxury real estate, and the growing need for commercial spaces like offices and retail.
Reflecting on Albania’s rapid market growth, Sokoli said, “In 2024-2025, the real estate market in Albania, both in the residential and commercial sectors, has experienced rapid development, driven by urban growth, the rise of tourism, and the intensification of foreign interest.” She emphasized that, while these trends open significant opportunities, they also come with substantial challenges, especially when it comes to large-scale projects.
Addressing the challenges of leading in this dynamic industry, Sokoli discussed the shortage of a qualified workforce, infrastructure limitations, and high land costs. She stressed the importance of navigating these obstacles carefully, stating, “The development of large-scale projects, like those proposed by Balfin Group in Albania, certainly brings great opportunities but also equally significant challenges. Therefore, investors, developers, and planners must navigate carefully.”
Despite these challenges, Sokoli concluded her participation in the panel on a positive note, saying, “We are making great progress, and despite the challenges, things are going well.”
